Annual gas appliance safety inspections are recommended primarily to protect occupants from deadly carbon monoxide (CO) poisoning, fire, and explosion hazards. Gas appliances such as furnaces, boilers, water heaters, and fireplaces can deteriorate over time, leading to improper combustion, blockages in venting systems, or gas leaks that may go unnoticed. - Preventing Carbon Monoxide Poisoning: When gas appliances (natural gas, propane, oil, or wood) do not operate correctly, they can produce carbon monoxide—an odorless, colorless, and toxic gas. Over 63% of CO incidents in Canada occur in the fall and winter, making pre-season inspection essential.
- Detecting Gas Leaks: Qualified technicians can identify worn, cracked, or loose gas connectors that can cause leaks, posing immediate fire or explosion risks.
- Checking Ventilation and Vents: Annual checks ensure that flues and chimneys are not blocked by debris, birds’ nests, or soot, allowing toxic byproducts to be safely vented outside.

BC Safety Authority advises homeowners that all gas fired appliances require regular maintenance to operate efficiently and safely.
Annual servicing recommended – Have all home heating devices regardless of fuel type, serviced annually to prevent fires and carbon monoxide poisoning which can cause death. Natural gas, propane, oil and wood burning appliances that are not operating correctly produce carbon monoxide, an odorless, tasteless toxic gas.
Basic symptoms of carbon monoxide poisoning are: headache, nausea, dizziness, shortness of breath and confusion. You are advised to have a Canadian certified carbon monoxide detector installed in your home for added protection.

Furnace \ boiler \ water heater cleaning and servicing – Have heating appliances, including gas and oil-burning furnaces \ boilers, wood-burning stoves and chimneys etc. serviced annually. Servicing of these appliance types may include but not be limited to the following:

Gas fireplace cleaning and servicing – Annual maintenance on gas log sets, inserts and log lighters may include but not be limited to the following:
✔ Clean glass and unit according to the manufacturer’s guidelines.
✔ Check the entire vent system and termination for condition and operation
✔ An inspection of the explosion relief flappers and glass door gaskets to ensure a proper seal
✔ An inspection of the burner, venturi, and air openings
✔ An inspection of the gas valve, gas components, and pilot system
✔ Refer to the manufacture’s manual to ensure proper log placement
✔ Verify correct operation of all optional equipment; fans, thermostats, remote control, safeties etc.
✔ Keep the fireplace area clear and free of combustible materials, flammables or items that could be damaged from high heat.
Signs of service being required immediately
- Pilot light outages and/or yellow or wavering burner flame
- Continuous or intermittent odour
- Booming noises upon start-up
- Dying house plants
- Condensation on the inside of the windows
Natural gas or propane leaks
Natural gas or propane will emit a strong rotten egg odor as it escapes. If you smell gas, open doors and windows. Do not turn on any lights or appliances which may cause a spark that could ignite the gas. Get everyone outside and away from the building. Shut off the main gas supply valve found at the propane tank or gas meter.
Phone your gas utility or propane supplier immediately from outside of the house or from your neighbor’s house.
Important note
Servicing and maintenance of gas appliances should only be carried out by a certified gas fitter, employed by a BCSA licensed gas contractor. Qualified gas fitters should produce their qualification wallet card when asked for proof of certification.

The Consumer Product Safety Commission (CPSC): Urges Annual Fuel-Burning Appliance Inspection to Prevent Deaths, Fires
As cooler weather approaches in many parts of the country, the Consumer Product Safety Commission (CPSC) reminds consumers that a professional inspection of all fuel-burning appliances — including many furnaces, stoves, fireplaces, clothes dryers and space heaters — is not only wise maintenance, but might detect a hazard that could save your home and your life.
…”CO poisoning associated with the use of fuel-burning appliances kills more than 200 people each year and sends about 10,000 to hospital emergency rooms for treatment,” said CPSC Chairman Ann Brown.
As an added protection to this annual maintenance, CPSC recommends consumers use a CO detector which meets the current requirements of Underwriters Laboratories standard 2034.
…”Modern heating equipment requires special training and tools for proper maintenance,” Brown said. “Consumers should not service their own appliances, but have a qualified plumber, heating contractor or gas company technician perform an inspection every year.”
…This yearly inspection should include chimneys, flues, and vents for leakage and blockages by creosote or debris. Creosote buildup or leakage could cause black stains on the outside of the chimney or flue. These stains can mean that pollutants are leaking into the house. Have all vents to furnaces, water heaters or boilers checked to make sure they are not loose or disconnected.
